Property Inspection at the Onset
To kickstart our commitment to your property, we conduct a meticulous inspection upon the execution of the Management Agreement. This initial assessment provides us with a baseline understanding of your property’s condition. Additionally, inspections are performed whenever there is a turnover in tenancy. These inspections help us identify any necessary maintenance and repairs to ensure your property is always rent-ready.
Inspection Frequency
While your property is vacant, we perform inspections at least every two weeks to ensure its security and cleanliness. When the property is occupied, we schedule semi-annual inspections with your tenant’s involvement. These inspections are included in our property management service package at no additional cost to you, giving you the peace of mind knowing your property is being well-maintained.

Approval for Repairs
All repairs or improvements estimated to exceed $200 require your prior approval before we proceed with the work, except in the case of emergencies. This ensures that you have full control over your property and the associated expenses. We believe in transparency and open communication, and always follow your decisions.
HVAC Maintenance
To ensure the longevity and efficiency of your HVAC systems, we encourage you to engage an HVAC contractor for semi-annual maintenance. If you need a recommendation, we have established relationships with trusted contractors who offer our clients discounted rates, helping you save on maintenance costs.
Quality Assurance
Rest assured that your property is in capable hands. We work exclusively with licensed and insured subcontractors who have a proven track record of delivering quality work. These same contractors are used for our own homes and rental properties, reflecting our confidence in their expertise and reliability.
Ongoing Tenant Inspections
Fire and Safety Inspections
Throughout the tenancy, we conduct semi annual inspections to verify that your tenants are adhering to the property’s rules and regulations. These inspections help us identify any maintenance or compliance issues that may arise. We will also inform you about your property’s condition if any necessary repairs are needed.
Safety is paramount when managing rental properties. As part of our service, we arrange for an annual fire and safety inspection. This inspection includes:
- Verification of smoke detectors and fire extinguishers to ensure they are in proper working order.
- Battery replacement for smoke detectors.
- Recharging of fire extinguishers, if necessary.
You have the option to perform this task yourself, or we can handle the inspection on your behalf, with the associated cost deducted from your account.
