Efficient Tenant Screening Process

When will I receive the rental income?

Owners can expect to receive the rental proceeds by the fifteenth (15th) of each month, provided that the tenant pays on time or within the five-day grace period. If the tenant pays late, you will be notified, and you can anticipate receiving your proceeds within ten (10) days after we receive the payment. We highly recommend setting up automatic deposit to your bank account as it expedites the disbursement.

Do you maintain records of property income for personal and tax purposes?

A monthly activity report will be made available on our website’s “Owner Portal” and/or sent to the email address you provide. Additionally, on an annual basis, you will receive an IRS Form 1099 along with a financial report summarizing the entire year’s transactions.

Are property inspections conducted during and after a tenancy?

In order to keep your property in excellent condition for renting, a comprehensive inspection will be conducted when the Management Agreement is signed and whenever there is a change in tenancy. Additionally, periodic inspections will be carried out during the tenancy to ensure that tenants are complying with property rules and to identify any maintenance needs.

How frequently are inspections conducted?

While the property is vacant, inspections will be conducted every two weeks at a minimum. When the property is occupied, inspections will be conducted semi-annually, with the tenant present. These inspections are included in our service and do not incur any additional charges for you.

Property Maintenance and Repair

How are repairs handled?

We take great pride in upholding your property to the highest standards of rentability and safeguarding your investment. For any repairs or enhancements estimated to exceed $200, we ensure your approval prior to initiating the work, except in cases of emergencies. We highly recommend engaging an HVAC contractor for semi-annual maintenance of your systems, and if needed, we can provide you with a list of contractors who offer discounted rates to our clients.

How do I know that repair work will be done properly?

Fire and Safety Inspection

In order to ensure the safety of your property, an annual inspection is required to verify the functionality of smoke detectors and fire extinguishers. This includes changing the batteries in smoke detectors and recharging fire extinguishers if needed. You have the option to conduct this inspection yourself or we can arrange for it to be done by a professional, with the cost deducted from your account.
