Upon approval of the applicant, a lease is executed, and the first month’s rent and security deposit are collected prior to occupancy. We understand the importance of timely rent collection, which is why we deposit rent into a rent escrow account. From this account, we manage the distribution of funds, including the deduction of our management fee, covering any other expenses like maintenance, and disbursing the owner’s proceeds.
Security Deposits
We take the handling of security deposits seriously. All security deposits are held in a separate escrow account, fully compliant with South Carolina law. Rest assured, your tenants’ security deposits are handled with the utmost care and in accordance with legal requirements.
Tenant Key Distribution
For a smooth move-in experience, we ensure that keys, garage door openers, gate clickers, and any other necessary access items are provided to the new tenant. A detailed record of this distribution is maintained in the tenant’s file, assuring accountability and efficient management.
Informing Tenants About HOA Rules & Regulations
When applicable, we provide the new tenant with a copy of the Homeowners Association’s Rules & Regulations. It is our belief that informed tenants make for better residents. To ensure compliance, we obtain a receipt that they agree to follow the rules and regulations signed by the new tenant, which is then stored in their file. This transparent process ensures that all tenants are aware of and adhere to any applicable HOA rules and regulations, contributing to a harmonious living environment.
