The Lowcountry, an area in full expansion

Readers of Southern Living rate the city of Beaufort as one of the “Best Small Towns in the South”.

 

 According to the US Census Bureau, Bluffton had a population of 1,275 in 2000, 12,530 in 2010, and 27,716 in 2020. This population growth has led to a huge growth in property appreciation. According to Realtor.com the “Median Home Sold Price” has grown from $280,750 in 2019 to over $450,000 in 2022. According to the Beaufort Chamber 2021 Prosperity Report, the city of Beaufort experienced 18.2% growth in

employment, far outpacing the state and national average growth rate of 13.6% and 9.2%, respectively. These jobs are in diverse industries including healthcare, hospitality, construction, and various other service industries.

So now that we’ve established that Beaufort County is a growing area and its residents love it, let’s delve into what is fueling this growth and makes Beaufort County a wonderful place to invest (and live!) in.

 

Infrastructure adapted to the economic and demographic development

Beaufort County boasts over six public high schools and numerous private schools. The town of Bluffton, South Carolina has been increasing to such a size that a second high school, May River High School, was built in 2016 to deal with the influx of residents. 

Beaufort County has countless world-class amenities, which makes it attractive to vacationers and citizens of the county alike. Those who enjoy golfing will have a variety of choices as the county has over 50 golf courses, with the Heritage Classic Tournament calling the Harbour Town Golf Links on Hilton Head Island home for over 50 years. 

The area is also known for its hotels and resorts on Hilton Head Island. There are a plethora of hotels ranging from modest lodgings to 5-star resorts. Some of the big resorts include Disney’s Hilton Head Resort, Marriott Resorts, and many independent resorts that provide 5-star service. Most of these resorts are just steps away from Hilton Head’s famous beaches with beautiful sunrise views.

If you are an avid seafarer then perhaps the region’s marinas will be of interest to you. Marinas are located in many of the harbors and inlets of the Lowcountry. The most famous probably being Harbour Town with its iconic red and white striped lighthouse. From these marinas you can embark on boat tours of the islands and deep sea fishing.

Beaufort County is also known for its variety of retail offerings. The Tanger Outlets, Tanger 1 and Tanger 2, in Bluffton host numerous shops from high-end fashion stores to souvenir shops. The town is also heavily investing in the “Old Town Bluffton” district, a historic area of the town located along the May River. Old Town has numerous restaurants including southern-style cooking, taverns, and seafood restaurants to satiate any seafood aficionado. This area also hosts boutique shops, art galleries, and historical sites that you can discover on walking tours. Out on Hilton Head Island the Coligny Plaza Shopping Center also has many restaurants and small shops.

Many retirees wish to move to Beaufort County due to the beautiful weather and laid back atmosphere. There are a number of 55+ retirement communities in the area. Some examples include Sun City, which has three 18-hole golf courses for the golf lovers among us, and for those looking for their “lost shaker of salt” there is Latitude Margaritaville, right over the county line in Jasper County, where Jimmy Buffet has been known to make occasional appearances. 

There are also many hospitals and physical therapy centers so in case of any emergencies help is just a few minutes away.

And for those looking for more active nightlife there are clubs and bars on Hilton Head Island and just over the border in Savannah, Georgia there is an increasing number of clubs as the city aims to revitalize many of its districts.

All of this and more can be quickly accessed from out of state by either Hilton Head Island Airport or Savannah/ Hilton Head International Airport.
